The Developer

Dundee Kilmer – Canary District Developer

The Canary District condos and surrounding community buildings in the West Don Lands of Toronto Downtown East are the brainchild of Dundee Kilmer, a joint venture of Dundee Realty Corporation and Kilmer Van Norstrand Co. Limited. Dundee Realty Corporation is a Toronto-based management company with a strong national presence. The company manages approximately 18 million square feet of desirable and high-quality retail, housing, industrial and office properties. The Kilmer Group is a private investment holding company headquartered in Toronto with offices in Montreal. The group has actively helped build leading Canadian businesses in the construction, development, and manufacturing industries to name a few. Together, Dundee and Kilmer have partnered to build a desirable urban development consisting of a master-planned neighbourhood, Don River Park, retail spaces, and open public spaces.

This extensive urban revitalization project will see the establishment of a four building condominium complex, the first student residence at George Brown College and an 82,000 square foot YMCA recreation centre spread over eight blocks. Both of these additional building will be used during the 2015 Pan/Parapan American Games as housing for athletes and a fitness centre respectively.

Dundee Kilmer is describing Canary District as the largest urban village in Toronto, which will be situated north of the Distillery District between Front and Cherry Streets. The main proponent of the development by Dundee Kilmer consists of the construction of a mixture of high-end and affordable living spaces with height restrictions of 36 metres and an emphasis on communal urban spaces for both residents and non-residents. Canary District will be framed by the restoration of two long-standing Toronto landmarks at the eastern gateway: the western CNR Building and the Canary Restaurant. The district has been designed by a group of experienced architects who are familiar with urban revitalization and Toronto aesthetics. Architectures from KPMB, architectsAlliance, Daoust Lestage Inc., and MJMA will be sharing the design duties to bring a fresh look to each aspect of the project by Dundee Kilmer.
